Seller’s Guide

Preparing Your Home for Sale

Before the sign goes in the yard and buyers start coming through the door, there’s work to be done, and the sellers who put in the effort upfront almost always come out ahead. This guide walks you through the practical steps you can take right now to get your home in its best possible condition and set the stage for a successful sale.

1. Declutter and Depersonalize

Buyers need to be able to picture themselves living in your home, and that’s hard to do when your life is on full display. Go room by room and remove excess furniture, personal photos, collections, and anything that makes spaces feel crowded or overly specific to your tastes.

Think of it this way: you’re not erasing your home, you’re opening it up so buyers can see themselves in it. If you’re not sure where to put everything, a storage unit is a great short-term solution.

2. Deep Clean from Top to Bottom

A clean home tells buyers the home has been cared for, and a dirty one raises red flags, even if everything is in perfect working order. Go beyond your regular routine and tackle the areas that often get overlooked: grout lines, inside cabinets, behind appliances, baseboards, ceiling fans, windows, and light fixtures.

Don’t underestimate the impact of fresh-smelling, sparkling clean spaces. If it feels like too much to take on alone, a one-time professional cleaning service is absolutely worth it.

3. Take Care of Repairs, Big and Small

Walk through your home as if you’re the buyer. Look for anything that might catch someone’s eye for the wrong reason: dripping faucets, sticking doors, cracked caulking, scuffed walls, broken outlet covers, or burned-out light bulbs. These are small things, but buyers notice them, and so do home inspectors.

Addressing these issues before listing removes potential negotiating leverage from buyers and shows that your home has been maintained with care.

4. Freshen Up Your Curb Appeal

The outside of your home is the very first thing buyers see, often before they even get out of the car. A strong first impression matters. Mow and edge the lawn, trim overgrown shrubs, clear away debris, and add a few simple touches like potted plants or fresh mulch. If the front door is looking worn, a fresh coat of paint can make a surprisingly big difference.

You don’t need a landscaping overhaul, just a clean, tidy, welcoming exterior that makes buyers eager to see what’s inside.

5. Prepare for Showings

Once your home is listed, you’ll need to keep it show-ready, sometimes on short notice. That means maintaining the cleaning, keeping clutter contained, and making sure the home smells fresh and inviting. Arrange for pets to be out of the house during showings, and try to accommodate as many showing requests as possible. The more accessible your home is, the more buyers will see it.

Small habits like making beds each morning, clearing kitchen counters, and keeping blinds open for natural light can make a real difference in how buyers experience your home.
