I get asked this question almost every week.

“We’ve been looking at both Queen Creek and Gilbert – we can’t decide. Which one should we buy in?”

It’s a fair question, and I’m going to give you an honest answer – not the “they’re both wonderful!” version that sidesteps the comparison, but the real breakdown you need to actually make this decision.

I’ve worked with buyers in both cities. I know both markets. And the truth is, this isn’t a question of which city is better. It’s a question of which city is better for your family, your budget, and what you actually want your day-to-day life to look like.

Here’s what I tell my clients.

LET'S START WITH PRICE

This is usually where the conversation gets specific.

Right now in mid-2026, Gilbert’s median home price sits around $575,000. Queen Creek comes in closer to $475,000 to $500,000 depending on the neighborhood and whether you’re looking at resale or new construction.

That’s a $75,000 to $150,000 difference. And in a market where rates are sitting at 6.625% on a 30-year fixed, that gap translates to a meaningful difference in your monthly payment.

For buyers who are stretching to afford what they want, Queen Creek often gives you more home for the same budget. You can get a newer build, a larger lot, and a three-car garage in Queen Creek for what a comparable resale in Gilbert costs – sometimes significantly less.

For buyers who are budget-flexible and prioritizing school districts or proximity to the 202, that Gilbert premium often makes sense. But you need to know what you’re buying with that extra money.

SCHOOLS: GILBERT HAS A DOCUMENTED EDGE

If you have kids in school or you’re planning to, this section matters.

Gilbert’s school districts – primarily Higley Unified and Gilbert Unified – are consistently rated among the top in the state. Schools like Higley High, Gilbert Classical Academy, and Mesquite Junior High show up on national rankings year after year. The district’s overall academic performance and extracurricular programs are a big part of why families choose Gilbert even when the price tag is higher.

Queen Creek Unified School District has been growing and improving, and several schools in the district perform well. But at this point in time, Gilbert holds a measurable edge in overall school ratings and the depth of academic programming.

If your kids’ schools are the deciding factor, Gilbert is the stronger choice and the premium is probably worth it. If you have flexibility there, Queen Creek’s school district may serve your family just fine – especially as the city grows and new schools open alongside new communities.

SIZE AND FEEL OF EACH CITY

This is where things get interesting, because these two cities feel genuinely different.

Gilbert is established. The core of Gilbert near the Heritage District has restaurants, coffee shops, and a weekend farmers market that give it a small-town feel even as the population has grown. Infrastructure is mature. Roads are built. The parks, trails, and retail have been in place for years. If you’re coming from a more developed suburb in another state, Gilbert is going to feel the most familiar.

Queen Creek is newer and still actively building. There’s a reason it ranked #6 nationally for inbound moves in 2025 – it’s attracting buyers who want more space, newer construction, and a community that still has room to grow. The Queen Creek Marketplace has expanded significantly, and the town center area near Mansel Carter Oasis Park gives the city a destination feel that didn’t exist five years ago.

The honest take: if you want a place that’s already fully baked, Gilbert feels more settled. If you want to be part of something that’s still becoming what it’s going to be, Queen Creek has a lot of energy right now – and the price reflects the timing.

NEW CONSTRUCTION: QUEEN CREEK WINS HERE

If new construction is on your list at all, Queen Creek is where you need to be looking.

Right now there are roughly 18 active builders in the Queen Creek area, with around 1,000 active listings between resale and new construction. That means real choices, real competition between builders, and real incentive programs designed to attract buyers.

Several builders are currently offering rate buydown programs, closing cost credits, and design center upgrades to move inventory during the summer months. If you time this right, you can negotiate meaningful concessions from a builder who needs to close before the end of a quarter – something that almost never happens in the resale market.

Gilbert has new construction, but the buildable land is more limited. What new construction exists in Gilbert tends to be in master-planned communities on the city’s outer edges, and the inventory doesn’t come close to what Queen Creek currently offers.

For buyers who want the warranty, the energy efficiency, and the ability to choose finishes, Queen Creek is where you have the most options right now.

COMMUTE AND LOCATION

This is one of the most underrated factors in this comparison.

Gilbert sits closer to the 202 Loop, which connects to the 101 and the broader metro. If you’re commuting to Chandler’s Price Road Corridor, downtown Phoenix, or the airport, Gilbert saves you time. The drive from central Gilbert to Chandler takes about 15 minutes. To downtown Phoenix, you’re looking at 30 to 40 minutes depending on traffic.

Queen Creek is farther out. The Ellsworth Road corridor has improved access significantly, and the extension of Pecos Road has helped. But if you’re commuting north or west, you’re adding meaningful drive time. Queen Creek works best for buyers who either work locally, work remotely, or have a workplace in the southeast Valley near the Loop 202/SR-24 area.

With that said, the SR-24 extension toward the 202 has changed the commute math for a lot of Queen Creek buyers in recent years. It’s worth mapping your actual work commute before you rule anything out.

WHAT KIND OF BUYER CHOOSES EACH CITY

After working with buyers in both markets, here’s what I’ve noticed.

Gilbert tends to attract buyers who are prioritizing schools and convenience above all else. Move-up buyers. Families with kids already in school who don’t want to change districts. Corporate relocation buyers who want established infrastructure from day one. Buyers who want to be closer to Chandler and the tech corridor.

Queen Creek tends to attract buyers who are prioritizing space, value, and a newer home. Remote workers who can afford to live farther out. Multi-generational buyers who need larger floor plans or Next Gen suite options. Relocation buyers from out of state who are stretching their budget as far as it will go. Buyers who want to feel like they got the best deal possible for what they spent.

Neither is wrong. They’re just different priorities.

THE BOTTOM LINE

If I had to draw a clear line: Gilbert gives you schools, proximity, and a community that’s fully established – and you pay for all of that. Queen Creek gives you more home for less money, more new construction options, and a city with real momentum – and you accept a longer commute and a school district that’s still building its reputation.

The clients I’ve seen happiest in Gilbert are the ones for whom schools were non-negotiable and commute mattered. The clients I’ve seen happiest in Queen Creek are the ones who wanted space, value, and something that felt new.
