Buying a Home in Queen Creek? Here’s What You Need to Know Right Now

Table of Contents

A lot of buyers I talk to are still in wait-and-see mode. Waiting for rates to drop. Waiting for prices to fall. Waiting for some signal that it’s finally “the right time.”

Here’s what I want to tell those buyers: in Queen Creek right now, the numbers have already shifted in your favor. Whether you act on that is up to you – but you should at least know what’s actually happening.

What the Queen Creek Market Looks Like Right Now

Let’s start with the data, because I think it tells a clearer story than anything else.

As of late June 2026, the median sale price in Queen Creek is sitting around $658,000, which is down about 5.7% from this time last year. Homes are averaging close to 93 days on market – that’s nearly three months. And there are roughly 1,000 active listings available right now.

That combination – prices down, days on market up, inventory up – is what a buyer’s market looks like. If you’ve been watching this area for a while, you know this is meaningfully different from what we saw in 2022 and 2023, when homes were gone in days and buyers were waiving everything just to get an offer accepted.

That era is over. The market has rebalanced.

What These Numbers Actually Mean If You’re Buying

More inventory means more choices. You’re not competing against ten other buyers for a house that checks eight of your ten boxes. You can take your time. You can walk away from a property that doesn’t feel right. You have options.

Longer days on market means sellers have been sitting. They’ve already had some showings, maybe some lowball offers, and they’re more ready to have a real conversation. That gives you

room to negotiate – on price, on concessions, on repairs, on closing costs.

And prices being down 5.7% year-over-year isn’t a crash, but it is real money. On a $650,000 home, that’s a difference of close to $40,000 compared to what buyers were paying a year ago. That matters.

What About Mortgage Rates?

Conventional rates are hovering around 6.3 to 6.43% right now. That’s not the 3% world of 2020, and I won’t pretend otherwise. But here’s the thing – you can always refinance a rate. You can’t go back and buy a home at last year’s prices once the market turns.

There’s also something worth knowing: some builders in Queen Creek are offering promotional rate buydowns right now. I’ve seen rates as low as 1.99% in the first year on select new construction communities (Shea Homes at Jorde Farms is one example). Builder incentives like this are real and worth exploring, especially if new construction is on your list.

Why I Think This Window Won't Last Forever

Inventory won’t stay this high indefinitely. When rates drop – even slightly – more buyers come back into the market. Competition picks back up. The leverage you have today starts to shrink.

Queen Creek is still one of the most desirable areas in the entire East Valley. The new communities along the SR-24 corridor, access to San Tan Mountain Regional Park, the schools, the mix of new construction and established neighborhoods – none of that goes away. The fundamentals are strong. What’s changed is the temporary balance between supply and demand, and right now it’s tilted toward buyers.

That’s not a permanent condition.

The Question I Get Most Often

People ask me: “Should I wait for rates to come down more?”

My honest answer: maybe. If you’re not financially ready, not emotionally ready, or haven’t found the right house – waiting makes sense. I will never push someone into a purchase they’re not ready for.

But if you’re ready – if you’ve been watching Queen Creek for a year or two, if you know what you want, if you can afford it – the case for waiting is getting harder to make. You’re already getting lower prices and more selection. The rate environment can be managed, especially with buydowns available.

Waiting for perfect conditions in real estate is how people talk themselves out of building wealth.

What I'd Tell a Buyer Considering Queen Creek Right Now

Come in informed. Know the neighborhoods. Know the builders. Know what the comps actually look like, not just Zillow estimates. Understand which seller has been sitting longest and might be most motivated.

That’s the work I do before you ever make an offer. I want you walking into a negotiation confident, not just hopeful.

If you’re thinking about buying in Queen Creek and want to talk through what the numbers mean for your specific situation, I’m always happy to have that conversation. No pressure, no sales pitch – just real information so you can make the best decision for your family.
