Every July, a wave of buyers who were house hunting in the spring starts making excuses to pause. The heat. Summer travel. The kids being home. They tell themselves they’ll pick back up in the fall.

What that means for you, if you’re still focused and ready to move, is that open houses are quieter. You’re not making offers against five other buyers who toured the same property that weekend. You have time to actually think, ask questions, and negotiate without the panic that defined the market a year or two ago.

If you’re looking specifically in Gilbert, the median sale price is sitting right around $575,000. Queen Creek’s median is approximately $665,000, with the new construction market offering plenty of flexibility on finishes, upgrades, and incentives. And if you’re working with a tighter budget, Mesa is worth a serious look – it’s the only major East Valley city with a sub-$500K median right now, and that gap is not going to stay open forever.

It’s a fair question. Touring homes in August is not comfortable if you’re walking into a vacant property with no AC running. A good agent makes sure showings are scheduled smartly – earlier in the day, with proper prep, and with enough time to actually see what you’re looking at without rushing.
