What the Switchyard actually is

The Switchyard is a $120 million mixed-use project going in at the northeast corner of Ellsworth and Ocotillo. It’s being built by Creation and Horizon, designed by GFF Design, and constructed by LGE Design Build. When it’s finished, it will include about 54,000 square feet of restaurants, retail, and office space, plus a 215-unit luxury apartment community. Confirmed tenants so far include Shake Shack, Snooze A.M. Eatery, Postino, Bamboo Sushi, and a handful of boutique shops and services.

The first phase is set to open in mid-2026, with the rest rolling out in stages after that. The goal, according to the developers, is to give Queen Creek its first genuinely walkable district, something residents can spend an evening in without driving to Gilbert or Chandler to do it.

Why this matters for home values, not just weekend plans

Here’s the pattern I’ve watched play out in other East Valley communities: when a walkable, mixed-use development goes in near an established neighborhood, home values in that immediate radius tend to move first and move more than the broader city average. It’s not magic. It’s proximity. Buyers pay a premium to be a golf cart ride or a ten minute walk from good restaurants and daily errands, and that premium shows up in what appraisers and comps start reflecting within a year or two of a project like this opening.

Queen Creek has extra tailwind behind it too. LG Energy Solution is ramping up two manufacturing facilities in town this year and is expected to become Queen Creek’s largest employer. The town itself is projected to grow from just under 84,000 residents today to roughly 150,000 at full buildout. That’s not a small trend line. New jobs plus a new walkable district plus a town that’s still filling in its infrastructure is exactly the combination that tends to lift home values in the surrounding zip codes over the next few years, not just the immediate blocks.

What this means if you're buying near Ellsworth and Ocotillo

If you’re shopping in the 85140 or 85142 zip codes and a home near this corridor is on your list, I’d treat proximity to the Switchyard as a real value factor, not just a lifestyle nice-to-have. You’re buying ahead of amenities that don’t exist yet for most of the neighborhood, which is generally the better time to buy relative to price. Queen Creek currently has 905 active listings and homes are sitting around 96 days on market, with 18 builders running rate buydowns and closing cost credits. That gives you room to negotiate now, before this corridor gets more attention once the first restaurants open their doors.

What this means if you're selling nearby

If your home is within a reasonable distance of Ellsworth and Ocotillo, this is worth mentioning in your listing, and it’s worth timing carefully. A home that markets itself as walkable to Shake Shack and Postino tells a different story than a home that’s simply “close to shopping.” That said, Queen Creek’s median sale price has held fairly flat year over year, so I wouldn’t price ahead of what the market has actually absorbed yet. The Switchyard is a reason to be patient and strategic about pricing, not a reason to assume an instant jump in what your home is worth today.
