Here’s what you actually need to know.

Why Chandler and Gilbert Are Seeing This Kind of Growth Right Now

Intel’s continued expansion at its Ocotillo campus in Chandler is one of the largest semiconductor manufacturing investments in the United States right now. TSMC’s Arizona operations in Phoenix have pulled in a significant supply chain, and many of those companies and their employees are landing in Chandler and Gilbert specifically – not because the housing is cheapest, but because the quality of life is real.

That combination – major employment investment, established infrastructure, strong schools, and significantly lower cost of living than California or Texas major metros – is what’s driving people here. And it’s not slowing down.

What the East Valley Real Estate Market Looks Like Right Now

Let me be direct with you, because that’s what you need at this stage.

Gilbert is a balanced market. Median home prices are running around $575,000 to $647,000 depending on the neighborhood, and homes are averaging about 53 days on market. You have some room to negotiate, and inventory is meaningfully better than it was two or three years ago. Move-up buyers make up the dominant segment right now, which tells you this is a market of people who have been here, know the area, and are staying.

Chandler is running hotter on the demand side, particularly for single-family homes in the $500,000 to $800,000 range. Proximity to the tech campuses matters, and homes in neighborhoods like Fulton Ranch, Ocotillo, and Cooper Commons move faster than the general market.

Queen Creek deserves a mention if budget is a factor. Prices are down about 5.7% year over year, inventory is around 1,000 active listings, and some builders are offering promotional mortgage rates as low as 1.99% in the first year. If you’re weighing a slightly longer commute against meaningful monthly savings, Queen Creek is worth a serious look – especially for families.

Mortgage rates are sitting around 6.3% to 6.43% for a conventional loan right now. The good news: several builders in the East Valley have negotiated buydowns through their preferred lenders, which can drop your effective rate in the early years of the loan.

What California and Texas Buyers Are Usually Surprised By

I work with relocation clients nearly every week, and the same things catch people off guard regardless of where they’re coming from.

The purchase power difference is real, but it’s not uniform. Buyers coming from the Bay Area or Austin frequently expect the East Valley to feel like a budget market. It’s not – but your dollar does go further, and what you get for $650,000 here is genuinely different from what you get at that price point in most California metros.

Neighborhoods have distinct personalities. Chandler’s Fulton Ranch feels very different from the Pecos area. Gilbert’s Power Ranch community has a completely different rhythm than Morrison Ranch, which is walkable and active and feels like a small town inside a suburb. San Tan Valley, which just incorporated as its own city in 2026, has a more rural feel while still being 15 minutes from Chandler. Aggregate comparison sites give you a rating. They can’t give you a feel.

School districts are not all the same. Chandler Unified and Gilbert Public Schools are both well-regarded, but specific campuses within each district vary. If school placement is important to your family, we’ll walk through that before you make an offer – not after.

The heat is real and your home should be too. This might sound obvious, but buyers who come from coastal climates sometimes underestimate what summer in the East Valley means for utility bills, outdoor living design, and HVAC systems. This isn’t pressure. It’s just the honest read of what the data is showing.
