This is probably the most common question I hear from buyers right now – especially people relocating to the East Valley from out of state.
“We’ve narrowed it down to Gilbert and Queen Creek. How do we decide?”
I love this question because it means you’ve done your homework. You’ve moved past the generic “somewhere in the Phoenix area” search, and now you’re trying to get specific. That’s exactly where the real decision-making happens.
I’ve worked with buyers in both cities for years. I’ve helped families choose Gilbert and fall in love with it. I’ve helped families choose Queen Creek and never look back. The honest truth is that neither city is better – they’re different in ways that matter depending on who you are and what you’re looking for.
Here’s my honest take.
THE QUICK VERSION
If you want an established city with walkable amenities, a shorter commute, and a proven track record, Gilbert is probably your answer.
If you want more space, newer construction, more land for your dollar, and you’re okay trading some convenience for that breathing room, Queen Creek is worth a serious look – especially right now, when buyers have real negotiating leverage there.
Now let’s get into the details.
PRICE: WHAT YOUR MONEY GETS YOU IN EACH CITY
This is usually where people start, so let’s address it directly.
Gilbert has a current median home price of around $575,000. That’s been relatively stable, and Gilbert’s market right now sits in neutral-to-slightly-seller-favorable territory. Homes are averaging about 53 days on market, which means you have time to be thoughtful without losing everything you look at.
Queen Creek has a higher median – somewhere in the $665,000 to $718,000 range – but the market is meaningfully more favorable for buyers right now. Homes in Queen Creek are sitting an average of 96 days on market. That means sellers are more negotiable, and builders are competing hard for buyers’ attention.
At first glance, this looks like Gilbert wins on price. But here’s what I want you to think about: what does that price actually buy you in each city?
In Gilbert, $575K typically gets you a 2,000-2,500 square foot home on a smaller lot, usually in an established neighborhood with mature landscaping and a shorter drive to everything.
In Queen Creek, that same dollar amount – or even the higher median – often buys you a newer home, a larger lot, more square footage, and sometimes a new construction home with builder incentives that significantly reduce your actual out-of-pocket costs. Queen Creek builders are currently offering rate buydowns to around 5.25% (compared to the current market rate of about 6.92%) and closing cost credits up to $25,000. That changes the math considerably.
The takeaway: If your priority is price per square foot and lot size, Queen Creek is winning right now. If your priority is established neighborhood value and location, Gilbert holds its own.
LOCATION AND COMMUTE
This matters more than people initially realize – and it’s often the deciding factor once families think it through.
Gilbert is more central in the East Valley. If you’re commuting to Chandler, Tempe, Mesa, or Scottsdale, Gilbert puts you close. It also sits along the Loop 202 and US-60, giving you reasonable access in multiple directions. The city is mature enough that most major employers already have a presence there.
Queen Creek is farther southeast. The commute to Tempe or Scottsdale is real – plan for 40 to 55 minutes in traffic, depending on where you’re headed. That said, the extension of the Loop 202 (the South Mountain Freeway) and continued growth along the Ellsworth and Queen Creek Road corridors have improved access considerably in recent years.
If you work remotely or primarily work in Chandler, Gilbert, or the southeast Valley, the commute from Queen Creek is manageable. If you’re heading north or west regularly, that drive gets old fast.
The takeaway: Gilbert wins on commute time for most destinations. Queen Creek is fine if you work locally or remotely – less ideal if you’re regularly driving north.
LOT SIZES AND OUTDOOR SPACE
This is where Queen Creek pulls away – and for families, it matters.
Gilbert is largely built out. Most of the remaining lots are in established subdivisions where you’re looking at 5,000 to 7,000 square foot lots. Larger lots exist in premium communities, but you’re paying a premium to match.
Queen Creek still has room to grow, which means larger standard lots. Half-acre and even one-acre lots are available at price points that would barely get you a standard lot in Gilbert. If outdoor space – a pool, a basketball court, a chicken coop, a garden – is part of your vision, Queen Creek gives you options that Gilbert largely can’t match at the same price.
The takeaway: If space and land are a priority for your family, Queen Creek is the clear answer.
SCHOOLS
Both cities have solid schools. Here’s the breakdown that matters.
Gilbert Unified School District has a strong reputation overall, with several A-rated schools and well-established programs for gifted and college-preparatory students. The district has been around long enough that you can find real data – test scores, graduation rates, extracurricular offerings – rather than relying on projections.
Queen Creek Unified School District is newer and growing. The schools that exist are generally well-rated, but newer communities may be feeding into newer schools that don’t have as long a track record. The district is actively building infrastructure to keep pace with growth, which it has been doing reasonably well.
If your kids are in high school and you want the established track record, Gilbert has a slight edge. If you have younger kids and are comfortable with a newer district that’s growing with the city, Queen Creek’s schools are solid.
Charter school options are strong in both areas. If you’re planning to use a charter school, the district boundary becomes less important.
NEW CONSTRUCTION VS. RESALE
This might be the biggest practical difference right now.
Gilbert is largely a resale market at this point. Most of the city is developed, so when you buy in Gilbert, you’re typically buying an existing home. The upside: established neighborhoods, mature trees, known HOA dynamics, and no construction noise next door. The downside: you’re buying someone else’s choices – their tile, their cabinet colors, their backyard.
Queen Creek is where the new construction action is right now. There are approximately 18 active builders in the area with around 490 new construction homes available. That means you can walk into a builder appointment and customize your home – your finishes, your layout upgrades, your backyard as a blank slate. And those builders are aggressively competing for buyers, which is why the incentives are so significant.
If new construction is appealing to you, Queen Creek is your best option in the East Valley right now. The inventory is there, the incentives are real, and the buying conditions favor you.
LIFESTYLE AND FEEL
This is the part that’s harder to put in a spreadsheet but often ends up being the deciding factor.
Gilbert feels like a city. It has the Epicenter, it has San Tan Village, it has Heritage District in downtown Gilbert with walkable restaurants, coffee shops, and community events. If you want the suburbs-but-still-urban feel – the kind of place where you can walk to brunch on a Saturday – Gilbert delivers that.
Queen Creek feels more like wide-open desert with room to breathe. The vibe is still growing-town more than established city. The amenities are improving – Frontier Family Park is a community anchor, and Queen Creek Marketplace gives you solid retail – but the walkability and dining scene aren’t what Gilbert offers yet.
That gap is narrowing. Queen Creek five years from now will have significantly more amenity infrastructure than it does today. But today, Gilbert is the more convenient, more “city-like” experience.
WHO SHOULD CHOOSE GILBERT
– You work in Chandler, Tempe, Scottsdale, or Mesa and commute regularly
– You want walkable dining and weekend activities without getting in the car
– Your kids are in middle or high school and you want a long-track-record school district
– You want an established neighborhood where the landscaping is done and the HOA is stable
– New construction isn’t important to you
WHO SHOULD CHOOSE QUEEN CREEK
– You work remotely or have a short commute to the southeast Valley
– Land and space are priorities — pool, outdoor entertaining, room for a large family
– You want new construction and the ability to customize your home
– You’re motivated by builder incentives and want to leverage today’s buyer-favorable market
– You have younger kids and you’re comfortable with a growing school district
– You’re looking for more home for your money right now
MY HONEST TAKE
I don’t have a dog in this fight. I work in both cities and I love both cities. What I’ve found over the years is that the families who choose wrong usually do so because they fell in love with one thing – the price in Queen Creek, or a specific neighborhood in Gilbert – and didn’t fully think through the commute or the daily lifestyle implications.
Do yourself a favor before you decide: drive both commutes during rush hour. Walk around downtown Gilbert on a Saturday morning. Drive through a Queen Creek neighborhood and visualize your daily life with that drive time built in.
