San Tan Valley is sitting at 2.6 months of housing supply right now. That’s the highest it’s been in three years. For context, a balanced market is generally considered 3 to 4 months of supply, and a strong seller’s market runs below 2 months. We’ve been below 2 months for most of the last two years. Now we’re climbing toward balanced territory, and buyers are starting to feel it.

Days on market are running around 74 days. That’s up significantly from where San Tan Valley was in 2023 and 2024, when well-priced homes were under contract in two to three weeks. That’s not gone forever – it’s just not the baseline anymore.

List-to-sale ratios are holding at about 97.4%. What that means in plain language: sellers are getting close to what they’re asking, but not over. The days of accepting offers 5% above list with no contingencies are largely behind us in this zip code.

And median pricing is around $425,000. That’s not a bad number. There are buyers in San Tan Valley. But they have more choices than they did, and they know it.

So Should You Sell Now or Wait?

Here’s the honest answer: waiting doesn’t clearly help you in San Tan Valley right now.

If you wait for the market to come back to 2023 levels, you may be waiting a while. Mortgage rates, national inventory trends, and the new construction pipeline in the Southeast Valley all suggest that this market recalibration could continue through the end of the year. Waiting doesn’t guarantee a better price. It just delays the decision.
