Moving to Queen Creek for the LG Energy Solution Job

I’ve had three calls this month that all started the same way. Someone new to the Valley, a job offer in hand, asking me some version of “we’re moving for the LG Energy Solution plant, where do we even start looking?”

That question is going to come up a lot more before this year is out. LG Energy Solution’s battery manufacturing facility in northeast Queen Creek is ramping toward full production in 2026, and the company is hiring across production, quality assurance, maintenance, and engineering roles. When it’s fully staffed, that plant is expected to employ around 2,800 people. That is not a small number for a town the size of Queen Creek, and it’s already changing who is calling me about homes out here.

So if you’re one of those families, here’s what I’d actually tell you sitting across the table.

The market you're walking into isn't the market from two years ago

Queen Creek home values are down roughly 7.4% over the past year, with the typical home sitting somewhere between $623,000 and $640,000 depending on the data source and the month. Homes are taking about 71 days to sell on average right now, and most are getting a single offer rather than multiple. That’s a real shift from the bidding wars this town saw a few years back.

For a relocating buyer, that’s good news. You have room to negotiate on price, on closing costs, and in some cases on a rate buydown, especially if you’re looking at new construction. You are not walking into a bidding war. You are walking into a market where a good agent can actually get you a deal, not just a house.

Where to look relative to the plant

The LG Energy Solution facility sits in the northeastern part of Queen Creek, an area the town has been actively planning around for advanced manufacturing growth. If a short commute matters to your family, especially for shift work, I’d start your search in the zip codes closest to that corridor, 85140 and 85142, before widening out to 85144 or into neighboring San Tan Valley.

That said, don’t assume closest is always best. Some of the newer communities right near the industrial corridor are still filling in on the retail and school side. A slightly longer drive into an established Queen Creek neighborhood sometimes gets you better schools, a finished amenity package, and a shorter list of surprises. This is exactly the kind of tradeoff worth walking through with someone who knows the area block by block, not just the listing sheet.

Renting first isn't a failure

I say this to almost every relocating family, and I’ll say it to you too. If your start date is tight and you haven’t seen these neighborhoods in person yet, a short-term rental while you search is not a step backward. It’s a smart move. Queen Creek is not a place you want to buy sight unseen off a map, and a rushed purchase timed to a moving truck almost never ends well. Give yourself 60 to 90 days if you can.

Get your financing lined up before you're standing in a model home

New construction communities near the plant are going to put a preferred lender relationship in front of you fast, often with a rate buydown attached. That can be a genuinely good deal. It can also be a distraction from comparing it honestly against resale inventory nearby, where sellers in this softer market are often willing to negotiate just as hard. Get pre-approved with an outside lender before you tour anything, so you have a real number to compare against whatever the builder offers.

What I'm actually watching for you

If you’re relocating for this plant, you’re not just buying a house. You’re building a life in a town you may not have set foot in six months ago. I’ve helped enough California, Texas, and Washington families land in Gilbert and Queen Creek to know the questions that matter most are rarely the ones people think to ask upfront: which elementary school will your kids actually be zoned for, how far is the drive on a bad traffic day, and does this neighborhood still feel right after the new house smell wears off.
